With the current increase in demand for rural homes it is essential to engage a local search agent to give you an advantage in the scramble for properties.

We have forged strong relationships with estate agents across the counties and these contacts put us in the best position to hunt down the perfect home for you. A huge percentage of houses never come to the open market - and we get to hear about them.

Once found, we will negotiate on your behalf. Our experience here keeps the deal on track and saves you time and money.

Period country homes, contemporary properties, cottages, farms, estates and projects, or elegant Georgian terraces - all fall under our remit.

The Search

An honest and open relationship based on trust is essential. When we first meet, Cotswold House Hunter will determine exactly what it is that you are looking for and give you unbiased, realistic advice. If you are undecided, our input can help determine your choices.

If you are unfamiliar with the area, we will help with advice on which patches we feel would work best for you.



Having balanced your wish list and budget and narrowed down the search to a relevant selection, we will present you with a number of properties we have previewed for you and then accompany you on your viewings.  



This is a bespoke service. We only work for a handful of clients at any one time and no two with a matching brief, so there will never be competition or conflict of interest.

Having found the right property, Cotswold House Hunter will develop, with you, a negotiation strategy.

No two transactions are the same, there is no ‘one size fits all’ approach.

Observing due diligence we will work closely with you to agree the best purchase price with the selling agent and/or vendor. We are completely independent.

It is a fact that both agents and vendors like dealing with buying agents so it is more than likely that your offer will be favoured. They tend to have confidence in our buyers as our involvement assures them of your commitment.



Since most of our buyers offer on properties that never hit the industry portals or open market there is also a reduced likelihood of competitive bids.

And even if you have already found your ideal home - we would be more than happy to help you with the negotiation process.

It is crucial that your property value is correct - regardless of how much you ‘want’ it. Cotswold House Hunter will carry out an extensive search against previously sold properties to ensure that a fair price is offered.

We can suggest local professionals who will carry out all that is required to ensure that it is worth the money you are prepared to pay for it. They will advise on necessary works to provide us with a realistic value on the property.

We work closely with trusted solicitors, surveyors and architects. We

are always mindful of external issues such as flood risk, flight paths, planning proposals, road building and so on.

Only when we are happy with all of our research do we start to negotiate to achieve the best terms for you.

Completion and Beyond

Cotswold House Hunter will check your new home to ensure that all is as it should be - whatever has been negotiated on your behalf.

We ensure that your funds are not released to complete until we are 100% satisfied that everything is in order.

We will accompany you, if you wish, on the big day.

We can provide an information pack detailing vital tips such as bin collection days, places of interest, pubs and dining, shopping and other useful services.
